Services

Designing your dream space is a journey. We are here to support you every step of the way.

No two projects need the same thing from an architect. Some clients want us from the first sketch to the final inspection; others need a single set of drawings. We tailor our services to your project, as much or as little as you need.

Our process

How every project begins

  1. Initial consultation

We meet you at the site to review your vision for the project and talk through how we can best support it. Anything you can bring to help us understand your project is appreciated, such as surveys, existing plans, sketches and photos.

  2. Defining the scope

We understand no two projects are the same. Together we decide which services your project actually needs.

  3. Work plan & proposal

Once we understand the scope of work, we develop a work plan and a proposal tailored to your needs, so you know exactly what's included before work begins.

Services we offer

Choose one or combine several. Your proposal includes only what your project calls for.

Pre-Design

Before design starts: what the property allows and what's already there.

  • Property Research

Building code, zoning, HOA and jurisdiction requirements gathered up front, plus 3D modeling of the land's topography for new homes.

  • Needs Assessments

For older homes, we review the condition of the structure and building envelope and identify the infrastructure needs to address so the building keeps its integrity for years to come.

  • As-Built Drawings

We measure and document your existing home. It's the starting point for any renovation or addition.

Design Services

Testing the idea, then shaping it into a design.

  • Feasibility Studies

Before you commit, we test whether the project you have in mind can work on your property, weighing zoning, site constraints and existing conditions.

  • Site Planning

Where the home sits on the land and how it meets it: access, orientation, views and setbacks, worked out on a site plan that suits the terrain.

  • Preliminary Design & Development

Initial models, a site plan and a 3D walkthrough, refined with your feedback as major materials and systems are chosen.

  • Planning & Zoning Assistance

We work through zoning requirements with you and the jurisdiction, and guide you through reviews some projects need, such as variances.

Construction Drawings

The complete set your builder works from.

  • Architectural Plans

Site plan, floor plans, elevations, sections and the details that carry the design through construction.

  • Structural Engineering Design

In-house structural engineering: foundations and floor and roof framing, designed together with the architecture.

  • Consultant Coordination

We coordinate the surveyors, engineers and designers your project needs so their work comes together as one cohesive set.

Permitting Assistance

As much help as you want getting to an issued permit.

  • Permit Plan Submittal

We coordinate the architectural and structural plans for permit review and respond to the building department's comments until the plans are approved.

  • Full Permit Submittal Package

We gather every document the jurisdiction requires beyond the drawings, then either hand the complete package to you or your contractor to submit, or submit it on your behalf.

Construction Phase Services

Staying with the project once building starts.

  • Construction Assistance

We stay available to your contractor, lead owner-architect-contractor meetings, coordinate RFIs and revise plans when field changes come up.

  • Inspections

Site inspections at key points of construction, from site prep, footings and foundation walls through framing, as your project requires.

Your fee proposal

Your fee proposal lists the fee for each phase, the not-to-exceed for the project as a whole and our hourly rates, so you know the cost before any work begins. Rates hold for one year once the agreement is signed.

The idea: your program

Tell us how you live

Before we draw anything, we want to understand the people who will use the space. Your program is the list of what the project needs to hold: the rooms, how you use them, what matters most, and what you'd love to have.

Our program questionnaire walks you through it one section at a time. Only the questions that fit your project appear, you can skip a section and come back to it later, and you can add to it or change it any time during design.

Already have your thoughts written down? Upload your own notes, sketches, photos or inspiration instead. Everything you share goes straight into your project folder with us.

Ask us a question

The questionnaire is optional. It's one more way to tell us about your project, alongside our conversations.

Every project starts with a conversation.

Tell us about yours and we'll set up an initial consultation at your site.
